How Much Does Laminate Flooring Cost? 2026 Installed Pricing

$3,500. That’s what a basic 500-square-foot laminate floor job runs when you factor in materials, labor, underlayment, and trim. I’ve seen homeowners get quotes for twice that from contractors who pad their bids, and I’ve seen guys lowball it at $2,000 then hit you with change orders for underlayment, transitions, and old floor removal they “didn’t include.”

The real number depends on the grade of laminate you pick, whether the old floor needs to come out, and how much prep your subfloor needs. Here’s what you’re actually looking at in 2026.

All prices in this guide reflect 2026 national averages. Costs vary by region, material availability, and local labor rates. See the regional pricing section below for area-specific ranges.

Quick Answer: Laminate Flooring Costs $3 to $13 Per Square Foot Installed

Laminate flooring runs $3 to $13 per square foot fully installed, with most homeowners landing between $6 and $9 per square foot for a mid-range product with professional installation. For a typical 500 sq ft project, expect to pay $3,000 to $4,500 total. Material alone costs $1 to $8 per square foot depending on thickness, wear rating, and whether it includes attached underlayment.

What Actually Drives the Price

Not all laminate is created equal. The price gap between a $1.50/sf builder-grade plank and a $8/sf premium waterproof board is real, and it shows in how the floor looks, feels, and holds up five years from now.

Here’s what moves the number:

  • Thickness matters more than brand. A 12mm plank feels solid underfoot. A 6mm plank sounds hollow when you walk on it. Homeowners notice.
  • Wear rating (AC rating). AC3 handles residential traffic. AC4 is better for busy households with kids and dogs. AC5 is commercial-grade and practically indestructible in a home setting.
  • Attached underlayment vs. separate. Boards with built-in padding cost more upfront but save $0.30 to $2.00 per square foot in underlayment and labor time.
  • Waterproof core. Traditional laminate swells if water sits on it. Newer SPC hybrid boards with waterproof cores cost more but work in kitchens and bathrooms where standard laminate fails.

I’ve installed laminate over everything from clean concrete to old vinyl to plywood subfloors that looked like they’d been through a war. The subfloor condition is the hidden cost killer. If it needs leveling compound at $3 to $10 per square foot, that can double your prep costs before a single plank goes down.

Worked Example 1: Master Bedroom (350 Sq Ft)

Mid-range laminate with 10mm thickness, AC4 rating, no attached pad. Existing carpet removal included.

Line ItemCalculationCost
Laminate material (10% overage)385 sf × $3.50/sf$1,348
Underlayment350 sf × $0.75/sf$263
Carpet removal350 sf × $1.00/sf$350
Installation labor350 sf × $3.00/sf$1,050
Transitions (2 doorways)10 LF × $6/LF$60
Baseboard reinstall75 LF × $2/LF$150
Total$3,221

Production rate for an experienced crew on click-lock laminate: about 200-300 square feet per day. This bedroom is a one-day job for two guys.

Worked Example 2: Open Floor Plan Living/Dining (750 Sq Ft)

Premium waterproof laminate, 12mm with attached pad. Vinyl sheet removal. Subfloor needs minor leveling in two spots.

Line ItemCalculationCost
Premium laminate (10% overage)825 sf × $7.00/sf$5,775
Vinyl removal750 sf × $1.50/sf$1,125

Installation labor750 sf × $3.50/sf$2,625
Transitions (4 doorways + kitchen threshold)20 LF × $8/LF$160

Total$10,545

See how fast it adds up? The material alone on a premium product eats most of the budget. That’s why I always tell homeowners to nail down their material choice before we start talking labor numbers. Check our Flooring Cost Guide to compare laminate against hardwood, LVP, and tile side by side.

Laminate vs. LVP vs. Hardwood: Quick Comparison

Homeowners ask me this constantly. Here’s the honest breakdown:

FactorLaminateLVPHardwood
Installed cost/sf$3 - $13$2 - $14$6 - $25
Water resistanceLimited (unless SPC)Fully waterproofPoor without finish

Laminate wins on budget. Hardwood wins on long-term value. LVP splits the difference. For rentals and budget renovations, laminate at the mid-range tier is hard to beat.

5 Mistakes That Inflate Your Laminate Floor Bill

1. Skipping the moisture test. Concrete subfloors hold moisture. If relative humidity exceeds 75% (per ASTM F2170), laminate will buckle within a year. A $20 moisture test beats a $5,000 redo.

2. Buying exact square footage. Always order 10% overage. Cuts, mistakes, and future repairs eat material fast. I’ve had customers order exactly 400 square feet for a 400-square-foot room and run short by the last row.

3. Ignoring transitions. Those T-moldings and reducer strips at doorways aren’t optional. They’re expansion joints. Skip them and the floor will peak in summer when it expands.

4. Cheap underlayment on concrete. That $0.30/sf foam roll from the bargain bin won’t cut it on a concrete slab. You need a vapor barrier underlayment on concrete, and that costs closer to $1.50-$2.00 per square foot. The moisture will destroy your floor from underneath otherwise.

5. Not acclimating the material. Laminate needs 48 hours in the room before installation. I’ve watched installers pull boxes straight off the truck and start clicking planks together. Three months later, gaps everywhere.

Source: National Wood Flooring Association (NWFA) installation guidelines require 48-hour acclimation and moisture testing per ASTM standards.

Regional Pricing Differences

Laminate flooring costs vary by region due to labor rates and material availability. These numbers reflect national averages. Your actual costs may differ based on local market conditions.

RegionInstalled Cost RangeNotes
Southeast$3 - $9/sfLower labor rates, competitive market
Midwest$4 - $10/sfAverage labor, moderate material costs
Pacific Northwest$5 - $12/sfHigher labor, moisture concerns add prep
Northeast$5 - $13/sfHighest labor rates, union markets

In the PNW where I work, moisture is always a factor. We spend more on subfloor prep and vapor barriers than contractors in dry climates. That’s just the reality of building in rain country.

When Laminate Isn’t the Right Call

Be honest about where laminate works and where it doesn’t:

  • Full bathrooms with standing water. Even waterproof laminate has seams. A true tile or LVP floor handles bathroom moisture better long-term.
  • Below-grade basements with active moisture. If the slab sweats, laminate will fail. Period. LVP or epoxy coatings are better options.
  • High-end homes where buyers expect hardwood. If you’re trying to sell a $600K home, laminate floors can actually hurt your resale value. Buyers notice.

For everything else, bedrooms, living rooms, hallways, home offices, laminate is a solid, cost-effective choice that most homeowners are happy with for 15-20 years.

How to Get an Accurate Laminate Flooring Estimate

  1. Measure every room. Length times width for each space, then add them up. Include closets if you’re running the floor into them. Our Flooring Calculator handles irregular rooms and multiple spaces.
  2. Add 10% for waste. Diagonal layouts and rooms with lots of cuts need closer to 15%.
  3. Check your subfloor. Pull up a corner of the old flooring and look. Is it flat? Dry? Level within 3/16” over 10 feet? If not, budget for prep.
  4. Get 3 bids and compare scope. Make sure each bid includes removal, underlayment, transitions, and trim. The cheapest quote usually leaves something out.
  5. Ask about the acclimation plan. If the installer doesn’t mention it, that’s a red flag.

Frequently Asked Questions

How much does it cost to install laminate flooring in a 12x12 room?

A 144 sq ft room costs $430 to $1,870 installed depending on material grade. With mid-range laminate at $7/sf installed, expect around $1,000 total including underlayment and basic transitions.

Is laminate flooring cheaper than hardwood?

Yes. Laminate runs $3 to $13/sf installed versus $6 to $25/sf for hardwood. On a 500 sq ft project, laminate saves $1,500 to $6,000 compared to hardwood. The tradeoff is that hardwood lasts longer and adds more resale value.

Can I install laminate flooring myself to save money?

Click-lock laminate is one of the most DIY-friendly flooring options. You can save the $2 to $5 per square foot labor cost. But you still need underlayment, transitions, and the right tools. Most homeowners who DIY spend $1 to $8 per square foot on materials alone, cutting total project cost roughly in half.

How long does laminate flooring last?

Quality laminate with an AC4 or AC5 rating lasts 15 to 30 years in a residential setting. Builder-grade AC3 products may show wear in high-traffic areas within 7 to 10 years. Unlike hardwood, laminate cannot be refinished, so the wear layer is all you get.

Does laminate flooring increase home value?

Laminate flooring provides a modest return on investment. According to the National Association of Realtors’ 2025 Remodeling Impact Report, new flooring ranks among the top interior improvements for buyer appeal, though hardwood and LVP typically score higher than laminate in resale value studies.
