The Drywall Math, Step by Step

Here is the process I use on every job. Five steps.

  1. Measure every wall. Length times height for each wall. Add them up.
  2. Measure the ceiling. Length times width. People forget this every time.
  3. Subtract big openings. Pull out doors and large windows. Leave small windows in as waste buffer.
  4. Divide by sheet coverage. 32 sq ft per 4x8 sheet. 48 sq ft per 4x12.
  5. Add waste. 10 percent for open rooms, 15 percent for cut-up spaces with lots of corners.

That is the whole formula. Total square feet, divided by sheet size, times your waste factor.

Bigger sheets mean fewer seams. Fewer seams mean less mud, less tape, and less sanding. I run 4x12 whenever the room and the access allow it. In a cramped hallway or a stairwell, 4x8 is the only sane choice because you can actually move it.

Worked Example 1: A 12x12 Bedroom

Standard bedroom, 8-foot ceilings. Here is the takeoff.

  • Walls: perimeter is 48 feet, times 8 feet tall, equals 384 sq ft
  • Ceiling: 12 by 12 equals 144 sq ft
  • Raw total: 528 sq ft
  • Subtract one door (about 21 sq ft): 507 sq ft net
  • Add 10 percent waste: about 558 sq ft
  • Sheets (4x8): 558 divided by 32 equals 17.4, round up to 18 sheets

Now the rest of the materials:

  • Joint compound: one box covers roughly 475 sq ft for a Level 4 finish, so 2 boxes
  • Tape: one 500-foot roll handles about 1,000 sq ft of board, so 1 roll
  • Screws: figure 32 screws per sheet on walls, more on ceilings, so 4 boxes of 150-count

At 2026 retail, that pencils out to roughly $270 in board, $36 in mud, $5 in tape, and $40 in screws. About $351 in material. Hang and finish labor at $16 a sheet adds $288. Call it $640 all in for that room.

Worked Example 2: A 24x24 Detached Garage

Bigger job, and the building code changes the material. Any wall shared with living space, or a garage ceiling under living space, needs 5/8-inch Type X fire-rated board. Check your local code, but plan on it.

  • Walls: perimeter is 96 feet, times 9 feet tall, equals 864 sq ft
  • Ceiling: 24 by 24 equals 576 sq ft
  • Raw total: 1,440 sq ft
  • Subtract garage door and man door (about 133 sq ft): 1,307 sq ft net
  • Add 10 percent waste: about 1,438 sq ft
  • Sheets (4x12 fire-rated): 1,438 divided by 48 equals 30, so 30 sheets

Fire-rated 5/8-inch board runs about $20 a sheet, so $600 in drywall alone. Add 4 boxes of mud ($72), 2 rolls of tape ($10), and 6 boxes of screws ($60). That is roughly $742 in material before labor. Labor at $16 a sheet adds $480.

One note from experience. Garage ceilings are brutal solo. Rent a drywall lift for about $60 a day before you wreck your back and your seams. I learned that one the hard way too.

How Much Mud, Tape and Screws You Actually Need

The board is the easy part. People blow the consumables.

Joint compound. One box or bucket of all-purpose mud covers about 475 square feet of drywall through tape coat and two finish coats. Buy an extra box. Running out mid-coat and waiting on a store run will cost you more in dried edges than the $18 box ever would.

Drywall tape. Plan one 500-foot roll for every 1,000 square feet of board, plus a spare. Paper tape for flats and inside corners, mesh if you prefer it for patches. Tape is cheap. Short tape is expensive.

Screws. Figure about 32 screws per 4x8 sheet on walls, spaced every 12 to 16 inches. Ceilings need more, closer to every 12 inches, because gravity is not your friend. A 150-count box covers roughly 4 to 5 sheets.

Where Drywall Takeoffs Go Sideways

The mistakes I see most, after 20-plus years of hanging board.

  • Forgetting the ceiling. My garage story. The ceiling is often the single biggest surface in the room. Measure it first.
  • Cutting waste too thin. A 5 percent waste factor looks great until you hit a room full of windows and offsets. Use 10 to 15 percent.
  • Skipping the openings the wrong way. Subtract doors and big windows. Leave the small ones in. They buy you cushion.
  • Buying exactly what the math says. Always add one or two extra sheets. Board gets damaged, corners get crushed, a sheet falls off the truck. It happens.
